Do's and Don'ts

Many older homes have achieved a high selling price and newer homes a low selling price simply due to the curb appeal and the condition of the house. Most of these items are done with very little cash outlay.

If a buyer drives up and views your home from the outside and the lawn is overgrown, there's weeds and garbage are visible, they have discounted your property approx $10,000 before they have even entered the home.

The Do's

  • Do remove all debris from the outside.
  • Do cut grass and trim edges, remove weeds.
  • Do wash siding and gutter casing.
  • Do clean gutters out.
  • Do sweep driveway and hose down once a week. Re seal if weather permits, approx $100 if you do it yourself or $180 if you hire someone.
  • Do remove all clutter in your house, rent storage if you have too. Clutter makes a home look small. Small houses are discounted. Pick up clothes, put all dishes away.
  • Do clean all windows inside and out.
  • Do paint and repair walls. Trillion can suggest trades to paint the interior at the most cost effective way.
  • Do finish any work projects you may have started. Unfinished jobs will devalue your property.
  • Do clean your storage room out, completely if you can.
  • Do make sure all doors close properly this includes the gate and kitchen cabinets.
  • Do make sure that no plumbing is running or leaking.
The Don'ts
  • Don't let your gutters overflow when raining.
  • Don't have your son/daughter lingering around the property with their friends when there is a showing.
  • Don't cook or bake prior to showings. The best smell your home can have is NO SMELL. I will open your windows prior to the showing to have a clear smelling house. Some buyers will discount your property due to smell. Don't apply perfumes or candles.
  • Don't turn your heat off or turn you heat up too high.
  • Don't park anymore than two cars in your driveway.
  • Don't have any cracks in your concrete walkway around the house or stairway.
